Projinn connects project owners, internal QS consultants, and verified contractors through a single document — the Technical Estimate. Every project on the platform flows through this document, regardless of path selected.

Platform Expansion · Phase 1 → Phase 2+
Growth Architecture
The core two-stream model funds Phase 1. Everything below is built on top of the same trust infrastructure — the Technical Estimate. Each stream is a deliberate layer: low execution cost, high strategic value, compounding network effect.
Client arrives with an existing contractor quote or their own estimate. Projinn reviews it against current market rates and our methodology — line by line. Returns a written audit: what's accurate, what's inflated, what's missing. No drawings required if already available. Natural entry point for clients who didn't come through the main funnel — lowest friction acquisition on the platform.
Revenue
₹8–15K
Flat fee per review + 18% GST
Delivery cost
Very Low
Review only — no full estimate built
Upsell path: "Your estimate has gaps — get the full Projinn Technical Estimate for ₹35K"
No site visit needed · 48-72hr turnaround · Consultant does the review
Project Rescue
Stalled, incomplete & abandoned sites
Phase 2
India has hundreds of thousands of stalled construction sites — no contractor, funds exhausted, dispute, death of owner, or fraud. Nobody offers this service at scale. Client submits site photos, existing drawings, and a work-done statement. Projinn produces a Cost-to-Complete Report. A specialist rescue bid pool (contractors with a "rescue" flag) then bids for completion-only scope.
Revenue
₹18–40K
Assessment fee + rescue bid fees
Differentiation
Unique in India
No organised player in this segment
Deliverable: Cost-to-Complete Report — what's done, at-risk, and the completion budget
Site visit required — needs local civil team (1 person) in Phase 2 ops
Contractor pool: "Rescue-certified" flag — tracks completion-only project history
Construction Finance
Loan provider referrals + verified estimate as collateral
Phase 2
Banks, NBFCs, and HFCs (HDFC, LIC HFL, Piramal, Bajaj) need pre-qualified borrowers with credible project cost documentation. A Projinn Technical Estimate is independently produced, methodology-backed, and 60-day valid — exactly what a lender's credit committee wants. Phase 1: curated directory ("These lenders accept Projinn estimates"). Phase 2: formal referral fees per sanctioned lead.
Phase 1 start: "Lender Directory" badge on estimates — no BD cost, establishes the channel
Moat: estimates become de-facto standard documentation for Chandigarh construction loans
Consultant Marketplace
Architect + structural engineer empanelment
Phase 2
A client who wants to build doesn't have drawings yet. Projinn becomes the starting point — not just for estimates, but for the entire pre-construction process. Vetted architects and structural engineers on the platform take the brief, produce the drawings, and the client then flows into the main estimate funnel. Pre-funnel acquisition that creates a captive estimate lead.
Revenue
10–15% referral
Of consultant's fee for referred project
Strategic value
Full funnel
Captures client before drawings exist
Vetting: COA-registered architects, IEI structural engineers — verified credentials only
Client gets 3 matched profiles — brief, portfolio, rate range — not an open directory
Phase 1 prep: empanel 10–15 Chandigarh-based consultants quietly before launch
Estimate Extension
Rate refresh + 60-day validity renewal
Phase 1 OptionalRecurring
Estimates expire in 60 days — material rates move, especially steel and cement. Client who hasn't selected a contractor yet can pay to extend validity with a current-quarter rate refresh. Pure digital — no new drawings, no site visit, no new estimate build. Consultant spends 2–3 hours updating rate cells. Near-100% margin on every extension.
Fee
₹5–8K
Per 60-day extension + 18% GST
Margin
~95%
Marginal consultant time only
Auto-triggered: email at Day 50 "Your estimate expires in 10 days — extend for ₹5,900"
New PDF generated with updated date, revised rates, and "Extended" watermark
Clients who extended once are 3× more likely to convert to full bid process
Site Progress Monitor
Monthly site report vs original estimate
Phase 2Recurring
After contractor selection, the client's relationship with Projinn shouldn't end. A site visit each month by a Projinn civil engineer — photos, progress against the original estimate's phase plan, cost-to-date vs estimate, and any variance flags. First recurring revenue stream on the platform. Builds deep post-selection trust and creates retention data.
Monthly fee
₹8–15K
Per site per month · 12–24 month avg
LTV per client
₹96K–3.6L
12–24 months of monitoring
Deliverable: 6-page PDF monthly report — photos, milestone checklist vs plan, cost tracking
Phase 2 ops: empanel part-time site engineers in Chandigarh/Mohali/Panchkula
Creates an early-warning system: contractor delay flagged against estimate timeline
Rate DB Licensing
Chandigarh construction rate database as a product
Phase 3+
By Phase 2, Projinn will have built and updated the most granular, verified construction rate database in the Chandigarh–Mohali–Panchkula market — refreshed every quarter. This data is independently valuable: architects, PMC firms, government quantity surveyors, and other QS firms all need it. It's a side-effect of the core business — the cost to produce is zero.

Material Procurement
Bulk order facilitation for contractors
Phase 3+
Contractor has won a ₹6Cr project. They need to procure cement (ACC / UltraTech), steel (TATA / JSW), and sand in bulk. Projinn aggregates demand across all active projects, negotiates volume pricing, and facilitates orders — taking margin on the trade. The BOM is already built — Projinn knows exactly what quantities are needed. Highest complexity, highest potential margin.

Platform Summary
The Brief
Everything Projinn is — distilled to one page.
Projinn is a three-sided construction technology marketplace for India's ₹2Cr+ private construction market. It connects project owners, an internal QS team, and verified contractors through a single, independently produced document — the Technical Estimate.
Every project on the platform flows through the same six-section Technical Estimate — area statement, bill of materials, labour, MEP, indirect costs, and summary — built by qualified consultants and approved by a civil PM before delivery. The estimate is the product. Everything else is architecture around it.

Phase 1 proves one thing: that project owners in Tricity will pay for a credible, independently produced estimate — and that contractors will pay to access it. If both behaviours are confirmed at 50 projects, the model scales to Delhi NCR, Mumbai, Bengaluru, and Hyderabad with the same two-stream core, expanded by the Growth Architecture streams that require no change to the core product.
